This 25 acre farm is situated on Route 221, tucked under the North Mountain with southern exposure. It’s located within 5 minutes to Kingston with quick and easy access to Highway 101. The house dates back to the early 1800s. It’s big, solid and maintains much of its original character. The main floor consists of a large kitchen with walk-in pantry. Next to the kitchen is the formal diningroom. In the front are two large principal rooms. A home office and nicely appointed 4 piece bath complete this level. Upstairs there’s a large open stair hall with a south facing window. Off this centre foyer are 5 bedrooms and another bathroom. All the bedrooms are spacious and sunny. There’s a back staircase on the west side that takes you down to the kitchen area. In the mid 1900s, a two story addition was added to the rear. It measures 25 x 28 and was originally built to house apple pickers. Today it’s used for storage, but could be finished for just about any use. The upper level has windows on 3 sides looking out towards the North Mountain. The house has mostly original interior trims, a fantastic main floor foyer with large double doors, high ceilings and wood floors. It’s fully insulated and has a 200 amp electrical systems. The water is “gravity fed” and comes from a spring on the mountain providing an abundance of water. Heating is wood/oil combination. The septic is old and should be replaced. The house will require upgrades, but boy, what a great structure to work with. One of my favourite features is the 35 foot long sunroom that stretches across the front. This sunroom was built in 1932 and the interior is completely finished with BC cedar. There’s a large workshop and garage building next to the house. Behind the house is a huge multi-level barn. It’s post and beam construction and needs a lot of work to make it useable, but well worth it. It has potential for a horse barn and would make a spectacular winery building with room for everything from wine storage to production, to a showroom. There are also two other buildings built in the late 1970s, 40 x 20 hay barn and a 40 x 80 free stall barn. The land is mostly farmable and has been used for corn, grain crops, hay and soybean. Another 75 acres is also available. If you are looking for a farm with southern exposure with easy access to Highway 101, come see this unique property. If you are considering a vineyard operation or horse farm, put this property on your list to see. It needs some work, but the price is right.
