Remarkable Renovation in the Country

The secret to the success of this remarkable renovation was the planning process. The owner wanted to keep the integrity of the original 1860 farmhouse, so careful consideration went into the design of the large rear addition. The original 1.5 story house had about 1,400 square feet of living space. The new addition was added so it would appear as though it had always been there. Of course, once inside you instantly see the stylish open-concept architectural improvements.

Basically the house was rebuilt. The old stone foundation was repaired and levelled with added supports. A new concrete foundation was poured for the addition. All new windows were installed. The roof was stripped and reshingled with 30 year shingles. The exterior was insulated with styrofoam and new wood clapboard siding was installed. The new side mudroom entry opens to a well planned livingroom/library that stretches some 34 feet across the back. A custom metal and wood staircase leads to the spacious open loft above. Windows fill the back wall and a door opens to a huge deck. A woodstove is positioned so it can be seen from many angles. Adjoining the room is a real country kitchen with space for a large table. New cabinets, built-in appliances and an antique wood stove enhance the charm of this central room.

Out front, there are two principal rooms - dining and formal livingroom. A bathroom off the kitchen completes this level. Upstairs are two bedrooms, full bathroom and the master bedroom with open loft area looking down into the new addition.

The new foundation has been finished for a workshop and spare room and has lots of natural light. This home is very energy efficient and has hot water baseboard heating fired by a 5 year old furnace. All the systems have been upgraded. Like most projects, some work still needs to be done, mostly decorative.
